Berger Commercial Realty Brokers Sale of Downtown Fort Lauderdale Property for $4.525 Million

FORT LAUDERDALE, Fla. (April 20, 2018) – In a transaction that closed April 17, Berger Commercial Realty/CORFAC International Senior Vice President Steve Hyatt brokered the $4.525 million sale of a mixed-use property at the corner of Federal Highway and SE 6th Street.

 

Consisting of 25,000 square-feet of office and retail buildings on 1.4 acres, the property was acquired by 614 SFH, LLC, a partnership between Hudson Capital Group principal Steve Hudson and Marker Construction Group principals Grey and Peggy Marker. The partnership acquired the property from Thomas J. Miller, Trustee of The Miller Family Trust.

 

The property currently houses Miller Construction Company as well as the Thermae Retreat and other tenants. Miller Construction will remain on the property under a sale-leaseback agreement.

 

“This is a very prominent and key corner on Federal Highway in close proximity to Las Olas Boulevard and the center of downtown Fort Lauderdale,” said Hyatt, who represented Hudson and Marker in the purchase. “The new owners will continue operating the property in its current form. There are no plans for any development of the property in the foreseeable future.”

 

The seller was represented by Owen Duke of Edington Duke in the transaction.

Berger Commercial Realty Closes $2.15 Million Sale of North Fort Lauderdale Warehouse

FORT LAUDERDALE, Fla. (April 13, 2018) – Berger Commercial Realty/CORFAC International Senior Vice President Keith Graves recently represented Tires, LTD, LLC in the $2.15 million sale of 5470 N.W. 10th Terrace to Sand & Steel Properties, LLC. The property consists of a 31,517-square-foot, free-standing industrial warehouse situated on a 1.25-acre lot.

 

Sand & Steel Properties plans to utilize the property for its business operations.

 

Located just west of Powerline Road midway between Cypress Creek Road and Commercial Boulevard, the property is adjacent to Fort Lauderdale Executive Airport and Lockhart Stadium. It features six dock-high loading doors, up to 18 feet of clear ceiling height and convenient access to I-95, Florida’s Turnpike and the Sawgrass Expressway.

 

In the transaction, Sand & Steel Properties was represented by Tom Robertson of CRE Florida Partners.

Berger Commercial Realty Brings Two Intervest-Owned Office Buildings to 100 Percent Occupancy

FORT LAUDERDALE, Fla. (March 7, 2018) – Commercial real estate broker Steve Hyatt represented Intervest-Plantation, LLC in leasing 4,913 square-feet of office space to Preferred Managing Agency, LLC at the Plantation Corporate Center.

 

With the transaction, Hyatt has brought the property to 100 percent occupancy. The 57,000-square-foot building is located at 2 S. University Drive in Plantation.

 

Hyatt, who holds the role of Senior Vice President at Berger Commercial Realty/CORFAC International, also represents Intervest in leasing space at its 60,360-square-foot office building in Fort Lauderdale, known as Harbor Walk. Located at 1650 S.E. 17th Street, the building was brought to 100 percent occupancy in late 2017 when Hyatt leased 650 square-feet to MYS USA doing business as Med Yachts.

 

“The full occupancy of both of these office buildings speaks to the tightening market for high-quality and centrally located office space in Broward County,” Hyatt said. “The vacancy rate in both submarkets is less than 10 percent for the Class-B product. Smaller, move-in ready suites are in very high demand.”

As financial controller, she will oversee the preparation of financial reports, handle budgeting processes and analyze data for the full service brokerage and property management firm.

With more than ten years of experience in providing real estate accounting services, Panikulam joins Berger Commercial Realty from Rialto Capital Management, where she supervised the accounting team and managed finance activities in the real estate and asset management division of Lennar Homes.

 

Additionally, Panikulam previously served as assistant controller at Duke Realty Corporation and offered financial advisement to executives and asset managers for the company’s development, leasing and management portfolio totaling 138 million square-feet of office and industrial space.

 

Panikulam earned her Bachelor of Science degree in accounting from the University of Kansas. She resides in Fort Lauderdale.

According to the 80/20 rule of business development, 80 percent of your business will come from 20 percent of your customers. A company’s requirement for commercial space fluctuates according to the specific needs of its business within the context of broader economic and market conditions.

For instance, in 2014, Senior Vice President Steve Hyatt was hired by Holman Automotive Group to assist with the relocation of Lauderdale MINI, its MINI Cooper dealership and showroom located on Federal Highway in Fort Lauderdale. After an extensive analysis of Holman’s requirements for the property and its location, Hyatt proposed the purchase and renovation of an existing 38,000-square-foot building featuring a parking garage with 185 spots. With Hyatt’s negotiating expertise, Holman Automotive acquired the property for $3.65 million.

 

The architectural team of Falkanger, Snyder, Martineau and Yates was engaged to design a new, state-of-the-art showroom and sales department consistent with MINI’s corporate standards, which Miller Construction then built. After the $4.3 million renovation, the new, ultra-modern Lauderdale MINI dealership opened at 2125 S. Federal Highway in November 2017.

 

Just a few blocks away, Holman Automotive completed its $15 million BMW and MINI service center, which opened in 2015. Holman Automotive purchased the property in March 2013 for $5.6 million in a deal that was closed by none other than Steve Hyatt.

Brokers John Forman and Keith Graves have brought the property to full occupancy

FORT LAUDERDALE, Fla. (December 21, 2017) – Brokers John Forman and Keith Graves of Berger Commercial Realty/CORFAC International facilitated two leases totaling 22,920 square-feet of industrial space at Enterprise Commerce Center. The property is located at 1500 S. Powerline Road in Deerfield Beach.

 

Representing Mancini & Sons Florida LLC, the brokers leased 15,482 square-feet of space to Wayne Automatic Fire Sprinkler, Inc. and 7,438 square-feet of space to Moving Dudes, LLC. With the transactions, the brokers have brought the property to 100 percent occupancy.

 

Enterprise Commerce Center consists of 30,586 square-feet of office, warehouse and showroom space and offers ample parking, grade-level and dock-high overhead doors, frontage on Powerline Road and convenient access to I-95, Florida’s Turnpike and the Sawgrass Expressway.
